Pressure Washing vs. Soft Washing: Which Does Your Florida Home Need?
By Shepherd Window Cleaning · Updated 2026
If you’re a Florida homeowner dealing with mold on your driveway, algae on your roof, or green film on your walls — you’ve probably searched for “pressure washing” and seen “soft washing” come up too. They’re not the same thing, and using the wrong one on the wrong surface can cause expensive damage.
Here’s the honest breakdown from a team that’s been doing both across Palm Beach County for over a decade.
What’s Pressure Washing?
Pressure washing uses high-pressure water (typically 2,500–4,000 PSI) to blast away dirt, mold, algae, oil, and stains from hard surfaces. The pressure itself does the cleaning.
Best for: Concrete driveways, concrete patios, pool decks, garage floors, sidewalks, pavers, and other hard surfaces that can handle the force.
Not for: Roofs, painted surfaces, stucco, wood siding, or anything that could be damaged by high pressure.
What’s Soft Washing?
Soft washing uses low pressure (similar to a garden hose — under 500 PSI) combined with specialized cleaning solutions that kill mold, algae, and bacteria at the biological level. The chemicals do the cleaning, not the pressure.
Best for: Roofs (tile, shingle, metal), stucco walls, painted surfaces, wood siding, vinyl siding, screen enclosures, and delicate surfaces.
Not for: Heavy oil stains on concrete (those need pressure) or surfaces where you need to physically remove embedded material.
We’ll assess your surfaces and recommend the right method. No guesswork.

Why It Matters in South Florida
Florida’s humidity creates an ideal environment for Gloeocapsa magma — the cyanobacteria that creates black streaks on roofs. This organism feeds on limestone filler in shingles and tiles. Pressure washing a roof will remove the visible staining, but it also strips protective granules off shingles, cracks tiles, forces water under roofing material causing leaks, and can void your manufacturer warranty.
Soft washing kills the bacteria at the root without any of that damage. The cleaning lasts longer too — because you’ve killed the organism, not just rinsed off the surface staining.

The Bottom Line
If it’s a hard, flat surface like a driveway or patio — pressure washing. If it’s a roof, wall, or delicate material — soft washing. And if you’re not sure, ask a professional before someone uses the wrong method and damages your property.
